What Tricon's own pages say about pets, fees, weight and breed limits, and the documentation it asks for an emotional support animal, plus what HUD's documents add.

Tricon allows two pets per home, lists a $300 one-time fee and $44 monthly rent per pet, and says pet fees are waived for verified service and emotional support animals. It asks for a letter from a licensed health care professional and does not accept documents from online providers. ESA Card has no connection to Tricon: its registration is the ID card you carry beside your provider's letter.

Tricon publishes two pages that matter here: Pet-Friendly Homes and What Documentation Is Needed For Service Animals Or Emotional Support Animals?. Everything below about Tricon comes from them, read on November 5, 2026, with its quotes exact. Neither page carries a date of its own.

What is Tricon's pet policy?

Tricon says all of its homes are pet friendly, with two pets per home, a combined weight of 150 pounds and no single pet over 85 pounds. The page says "all Tricon homes are pet friendly," that Tricon "accepts most dogs, cats, birds, small caged mammals and fish," and that "two (2) pets are allowed per Tricon home. This includes your resident pet and any visiting pet." It adds that "the combined weight of the pets should not exceed 150 pounds, and no one pet may weigh more than 85 pounds."

Does Tricon allow emotional support animals?

Tricon has a written process for emotional support animals, and it says "pet fees are waived for verified service and emotional support animals." The process starts "when you apply to lease a home with us, or renew your lease," so the request is made again at each renewal. The pet limits above are written for pets, and the page does not say whether an assistance animal counts toward the two-pet limit, so ask Tricon in writing.

What documentation does Tricon ask for?

Tricon asks for "a valid letter from a qualified, licensed physician or health care professional" that says you have "a disability-related need for animal assistance." The page says it is needed "when you apply to lease a home with us, or renew your lease," and that at application a Tricon Applications Representative "will provide the Reasonable Accommodation Request for Assistance Animal Form for you to complete."

Does Tricon accept an ESA letter from an online provider?

No: Tricon says it "does not accept documents from online providers." The same page says that kind of paperwork does not "constitute reliable verification of a disability, therapeutic relationship, or need for an assistance animal." So the route its page describes is a provider who knows you and can be reached: a therapist, psychiatrist or doctor you already see. We do not offer an evaluation here for that reason.

  1. Apply for the home, and tell Tricon you are asking for an assistance animal.
  2. Take the Reasonable Accommodation Request for Assistance Animal Form from your Applications Representative and complete it.
  3. Give the letter from your licensed provider with it, and keep copies of both.
  4. Ask in writing whether the animal counts toward the two-pet limit.
  5. Do it again at renewal, because the page says the documentation is asked for then too.

What do HUD's own documents say about an emotional support animal at a Tricon home?

The Fair Housing Act covers Tricon like any other landlord, and HUD's own statement says a housing provider may ask for reliable proof of the disability and the need, but may not charge extra fees or deposits for an accommodation. HUD and the Justice Department's joint statement on reasonable accommodations, dated May 17, 2004 and still on hud.gov when we read it, says a provider "may request reliable disability-related information" when a disability is not obvious, and that "housing providers may not require persons with disabilities to pay extra fees or deposits as a condition of receiving a reasonable accommodation." It adds that a tenant can still be billed for damage the animal causes. Tricon's own page says pet fees are waived for verified service and emotional support animals, so on fees Tricon has already answered in writing.

HUD has since changed how it enforces this. It withdrew its 2013 and 2020 assistance animal notices, effective September 17, 2025, and since May 22, 2026 its fair housing office pursues an animal complaint only when the animal is trained to do disability-related work or tasks (HUD's enforcement memo). The Fair Housing Act itself, your right to go to court and state laws did not change, and a 2025 federal decision attached to the memo found that waiving one $400 animal fee was not required on its facts, so fees are decided case by case. Our page on HUD's emotional support animal rules has the documents, and our guide to pet deposits, pet rent and fees for an ESA has the cases.

What should an ESA letter include when you give it to Tricon?

A letter from a licensed provider who evaluated you and can be reached, on letterhead with their license number and a signature, gives a leasing team something it can check. Our free sample ESA letter shows each part, and our guide to who can write an ESA letter covers which licenses count. The quickest route is a therapist, psychiatrist or doctor who already treats you, because they know you and can confirm the letter if Tricon calls. Tricon says it does not accept documents from online providers, so a letter from a provider who knows you and can be reached is what its page describes. The checks anyone can run on a letter are in how to verify an ESA letter.

Other managers publish different rules. Our guides to AvalonBay, Maymont Homes and Camden read each company's own pages the same way, our study of what 16 large landlords publish about emotional support animals counts all sixteen, and our guide to how PetScreening reviews an ESA request covers the screening service many properties use.

Alongside the letter, ESA Card registration gives your animal a digital ESA Card with its photo, a certificate and a number anyone can check at esacard.com/verify, for $39$59$79$99 once, in about three minutes. It is handy for the everyday questions; the letter from a licensed provider is what Tricon's page asks for.
